THE PLAN

Property Acquisition Program
Whether you are looking to build a custom home or renovate an existing house/condo, this service applies to you. We will have a meeting to help both yourself and our team get a feel for what your needs and wants are.
- Desired square footage, number of stories, and style of home
- Laneway house or detached garage
- Yard space and parking (onsite and offsite/street parking)
- Views, sun exposure and shading
You will then work with a realtor of your choice or one of our trusted team members to find several properties and homes for sale that suit your requirements in terms of location, budget, and property size. We will then perform feasibility studies on those properties to determine whether the site conditions make it possible for your project.
Budget
Before the start of any project, it is extremely important to establish a budget range that you are comfortable with spending. Poor money management often leads to unforeseen debt, incomplete projects, and undesirable design options.
Arbitrary “per square foot” prices are not always accurate because there are too many variable cost items that largely skew the price of your project. A detailed and calculated budget is necessary before designing, because the design of your project dictates the cost of your build. Our team will consistently review, update, and refine your budget. We will maintain a high level of communication with you to ensure your money is handled properly throughout the project.

We offer two options:
- Fixed Cost Method
- Management Service
If you want to sit back and leave the decision making process and stress to the professionals, then the Fixed Cost Method is right for you. We will ensure you are always up to date with project progress!
Management Service is a percentage based on the overall construction cost or monthly fee that allows greater transparency in the project schedule and budget. The owner is given more control over the budget, payments, schedule, and design changes.
During the project we will conduct meetings regularly of which we will discuss your project progress, budget, and any other questions or concerns you may have. At key milestone stages, such as framing, rough-in, drywall, and finishing, we will invite you to site visits to ensure your dream is turning out the way it was originally intended. Of course, if there are any questions, comments, or concerns, we are available by phone or email 24/7.
Our prices are accurate and specific to your project. We always price your projects by completing quantity take-offs and take all specifications, materials, and variables into account.
We avoid giving out arbitrary “per square foot” prices because they are deceiving amongst the industry and can be confusing as to which items are included. There are also many pricing variables that are different from project to project depending on your site conditions, design choices, and municipal bylaws.
At the end of every project, we supply our clients with a flash drive containing key information that the owner needs for their home, from warranty information to home specifications.
Rest assured, once your project is completed, we are still with you! All of our projects are backed by one of the industry’s best 2-5-10 year warranty. But it doesn’t stop there.
